We are a non-smoking Bed & Breakfast and Suites. For the comfort of our guests, smoking is not permitted indoors. (There will be a $200 extra charge per room to cover the additional cleaning needed due to smoke removal or the guests may be asked to leave without a refund).
We welcome well-behaved children.
Sorry, we cannot accommodate pets in our complex. Please check our recommended kennel nearby, included in our brochure.
We honor MasterCard, Visa, Diner’s Club, Carte Blanche, American Express and Discover.

We realize it is difficult to make reservations in advance of arrival without previous inspection or experience. We will do whatever is in our power to meet your comfort and expectations level but in no way does this alter our refund policy. High seasonal demand for waterfront properties requires us to be strict on our policies so the guest will be clear what their responsibilities are before booking. In depositing the reservation you ask us to turn away other business to hold your room. In good faith, we each do something for the other.
Parking will be limited to one car per unit for the suites as well as for each room in the B&B. Additional vehicles will have to park in the public parking lot at the town fee.
A $15 fee will be charged to the credit card kept on file for keys not returned at checkout. All guests receive two keys at check-in.
If there are any damages or large messes inspected at checkout, By the Sea Guests will charge the credit card on file for any cleaning or repair fees. By the Sea Guests will assess the amount of the fee and will attempt to contact the guest to communicate the charge details.
It’s $100.00 per hour for late departures in the B&B and the Suites if able to accommodate.
B&B Guest Rooms
Rates are based on double occupancy per room.
Each additional person or child (2 years old or older) in a room will be charged $59 per day.
Less than minimum stays will be accepted if reserved 24 hours (for one night) before check-in. We also will accept two nights during a three night minimum stay if reserved 48 hours before check in. During our Off Season only, if available, we will accept a one-night stay Sunday thru Thursday. Reservations with less than three weeks before the scheduled arrival date must be made with a Credit Card, at which time your credit card will be charged. The balance must be paid in full upon arrival.
Cancellation Fee is $125.00 – 14 Day Notice prior to arrival date
Check-In is 4:00 p.m. to 8:00 p.m. Later arrivals must be prearranged. Check out is 11:00 am. Although, you are welcome to stay around, and relax on our beach or the veranda at the B&B during.
A three night minimum stay is required:
July 1 – September 4
For three days or more, a 40% deposit must be received at the time of booking the reservation, with the balance payable in full by the day of arrival.
A two night minimum stay is required:
April 28 – May 31
October 1 – October 31
June 1 – June 30
September 5 – September 30
Payment in full is required on two night stays or less.
Suites
Cancellation Fee is $125.00 – 30 Day Notice prior to arrival date
Check-In is 4:00 p.m. to 8:00 p.m. Later arrivals must be prearranged. Check out is 11:00 a.m. You are welcome to stay around, and relax on our beach or at the veranda at the B&B during the day, after checking out.

For weekly stays, an imprint of your credit card will be taken to cover a security deposit.
1 Bedroom Suites – $5.00 Gratuity per day
2 Bedroom Suites – $10.00 per day Gratuity
POLICIES
The rates quoted are daily, for double occupancy for one room and include a full breakfast.
Massachusetts State Lodging Tax of 9.7% is not included.
Please note that upon booking we charge a one-night deposit. The balance is due during your stay.
Check-in time is from 2-6 PM. Please notify us if you’ll be arriving late so we can make accommodations.
Check-out time is 11 AM.
Reservations including a Friday or Saturday night require a two-day minimum stay. Holidays require a three-day minimum stay.
Cancellations received seven or fewer days before the reserved date will incur a one-night charge. We have a small number of rooms, therefore it is necessary to charge for late cancellation as we may not be able to rebook on short notice. We make every effort to rebook the room and if we do, the only charge to you is a $10 processing fee.
No pets please.
An English Garden is a smoke-free environment.
We regret that An English Garden is not suitable for children under the age of 10 years old.
